Our Services

Let Only

£500

off of the first months rent + VAT

For a let only, we will hold a set of keys for your property and conduct viewings in order to find tenants on your behalf. Your property will be advertised on our website, our Rightmove page plus other websites and in our window display in order to attract as much attention to your property as possible. We will also contact prospective tenants from our database. Once we have found applicants who you are happy to accept, our referencing process can begin. This includes obtaining previous landlord references, employers references and credit checks to make sure that the applicant is the best fit for your property. Once all this is complete, and the tenancy agreement is signed, we hand the property back over to you. It is your responsibility as a landlord to register the deposit with a registered legal scheme. Full Management

£250

+ VAT set up fee off the first month’s rent and 10% plus VAT of each months’ rent thereafter

Our full management service offers a lot more than just a let only. This service is especially popular among landlords who do not live locally to Nottingham or don’t have the time to manage their property themselves and need an experienced management agent to look after their investment. It includes all the services of a let only but with added extras. This includes registering the deposit with a legal registered deposit scheme, providing you with an inventory accompanied with photographs, taking meter readings and contacting the utility companies and council, receiving and forwarding the rent on to you deducting our management fee in the process, sorting out any maintenance issues that may arise, providing you with quotes for any work that needs to be done to your property, conducting quarterly inspections and informing you of the outcome and any other general enquiries about your property. At the end of the tenancy, we conduct a move-out inspection accompanied with photographs and deal with the return of the deposit and any disputes that may arise, keeping you informed in the process. Tenant Find

£400

A tenant find is the same process as a let only. However, it is your responsibility to register the deposit with a legal registered deposit scheme, provide a tenancy agreement for the tenant to sign and hand over the keys for the property. If we manage your property this service is free. However, for a let only and a tenant find, we can still help you abide by the legal requirement and protect the deposit

A legal requirement that is due every 10 years

Check out report

A report that states the condition of the property, along with photographs and meter readings. Conducted at the end of a tenancy, this report is important as it is used for a comparison against the inventory in order to deduct from the deposit. Free for managed properties

Additional copies of tenancy agreement

As a landlord, you will be supplied with one copy. We will charge for an additional copy if you lose it so it is recommended that you photocopy it

How will you advertise my property to prospective tenants?

  2. Our website is cutting edge and is designed to make searching for a property as simple and easy as possible. Our properties are listed with clear photographs, key features and detailed descriptions.
  3. We also advertise on Rightmove.co.uk, among other websites. Rightmove is the UK’s number one property website (Hitwise.com) and has over six times the site traffic than their nearest competitor.
  4. We have a database of prospective tenants who we cross reference with your property to find the best match
  5. Our bright and effective lettings boards attract a considerable amount of interest and often lead to a quick let for your property.
  6. We also pride ourselves on our exceptional reputation which has served us successfully through word of mouth.
  7. If we feel your property isn’t reaching it’s full potential, we can offer expert advice on how to improve it so it can obtain the monthly rent it deserves.
How do I know if people are looking at my properties?

Monitoring and understanding user activity is vital to ensure you are maximising the return on your investment and ultimately using the right agent.

We will give you feedback and can issue reports that indicate the number of times your properties have been viewed and the number of leads we have received.

We can generate detailed reports both from our own website and from Rightmove that show exactly how many people are looking at your property. If people are looking, but not following it up – we can assess what the problem is. Perhaps we need to refresh the photos, or even lower the price. We will send these reports to you and by using our knowledge and expertise of the area, we can work out the best solution.

I don't have any photographs of my properties.

Don’t worry – when we take on a property we will take the details of the current tenant and arrange a time for a viewing. We will then go to the property, take photographs that show the property to its best potential and have it online within a few hours.

I live abroad, can you still let my properties?

Of course! A number of our landlords live overseas and we offer our full management service.

We check references, take ID, bank statements and ensure they complete our application form before we accept them as a tenant. We complete all paperwork such as writing Tenancy Agreements, ensuring receipts are kept on file for any monies taken.

Safety Regulations – We can advise you on Gas Safety Certificates, EPC’s and renew them when needed.

Rents and Deposits – On the commencement date of a Tenancy Agreement we will collect the deposit equal to 1 month’s rent and the first months rent from the Tenant. We hold the deposit in our Deposit Protection Service scheme. Meter readings are taken and all tenants are registered for Electricity, Council Tax, Gas and Water by ourselves. Rents are collected monthly in advance and paid directly into your bank account within 10 days of collection. A monthly statement will be sent to you for your records. An inventory will be prepared for your property. This is a long and very detailed document accompanied with photographs, which lists every item of furniture, appliance and furnishings whether indoor or out, their condition, colour and position. An Inventory is essential for a smooth letting, and is signed by both Tenant and Landlord/Agent.

Quarterly Visits – To maintain your property to the highest standard and monitor how the Tenancy is going, we visit your property every three months. A report will be made, containing the general condition of the premises, any recommendations we may have, and how well the Tenant is maintaining it.

Maintenance and Repairs – We use our reliable In-House Maintenance team to undertake any emergency work and repairs. By employing the same people we have a history of the quality of their work. Our team can undertake general maintenance work, large building projects, plumbing work, gardening work and any other tasks which we feel will improve your property.

Terms and Conditions Of Business – Both Landlords and Tenants are required to enter into Terms & Conditions with us. This ensures our promises to you and the Tenant’s promises to us. Both copies are available upon request or at the time of registration.
